Conveyancing Checklist – What to Expect When Buying or Selling a Property

  • Complete solicitor onboarding paperwork (Buyer & Seller)
  • Seller’s solicitor prepares and sends draft contracts (Seller)
  • Buyer’s solicitor orders property searches (Buyer)
  • Local authority search (planning, road issues)
  • Environmental search (flood risk, land contamination)
  • Water & drainage search (mains water, sewer connection)
  • Buyer’s solicitor reviews and raises enquiries (Buyer)
  • Seller’s solicitor responds to enquiries (Seller)
  • All parties agree on exchange and completion dates (Buyer & Seller)
  • These dates can be the same or different
  • Buyer sends deposit to solicitor (Buyer)
  • Solicitor requests mortgage funds from lender (Buyer)
  • On completion day: funds are transferred, and keys are exchanged! (Buyer & Seller)
  • If part of a chain, ensure all parties are ready to move on the same day

Seller Checklist

  • Put your property on the market with an estate agent you feel comfortable with. Ask what
    happens if it doesn’t sell – will you still owe fees?
  • If you’re buying onward, book a cost of moving appointment with Veritas to check
    affordability, mortgage porting, and any exit fees.
  • Decide which solicitor you want to use. I work closely with many – ask if you’d like
    recommendations.
  • Complete your solicitor’s initial paperwork promptly.
  • Respond to any enquiries from the buyer’s solicitor as quickly as possible.
  • Plan moving day, do you need a van or to hire home movers? – Happy to help you obtaim a
    quotation for home moving companies.
     Prepare for exchange and completion dates (can be the same or different).

Buyer Checklist

  • Ensure you can afford the property and have obtained an Agreement in Principle (AIP).
  • Have your offer accepted.
  • Choose a solicitor (ask for help if needed – I have trusted contacts).
  • Submit your mortgage application.
  • If you’d like a survey, arrange one – I can assist. (This is different to a mortgage valuation)
  • Arrange buildings insurance (this is required by mortgage lenders). Veritas can help – ask for
    a quote.
  • Discuss protection insurance options (life, critical illness, income protection). It’s about peace
    of mind – I’ll walk you through it.
  • Book your removals van or moving company in good time – if you would like help with a
    quote for removals – just ask!
  • Prepare your deposit and be ready for exchange and completion day!
